So you have chosen to rent your home
What should you expect from your landlord?
Just like Gas, Electricity is dangerous and your landlord has to ensure you are not harmed by it. Ideally the electrics in your home should have been tested however because there is no legal requirement to do so many take a gamble and don’t have them tested. Shocking!
Even though you rent through a high street Estate Agent don’t assume it has been fully or even partially tested
Seeing the above on your fusebox may give an indication of when it was last tested - ask to see the report.
If you have suspicions about the safety of the electrics in the property or maybe think it needs a rewire check out the domestic services (rewires) section of the website for clues.
Only got single sockets ? maybe 1 per bedroom and no switches on them ? These are clues to finding older electrical installations that aren’t really suited to modern living.
Estate / letting agents aren’t Building Services Engineers – so they can’t be expected to spot every problem and they are only a go between with the property owner who is just that and can’t be expected to know about buildings.

If your rented home is suffering from condensation it isn’t always your fault as a lot of landlords try to say.
If there is no heating and ventilating strategy for the property you are very likely to suffer from condensation, the risk increases if the property is:-
- over crowded with people and or pets
- the heating is not used properly
- the natural air changes are reduced by fitting of double glazing
- sealing up fireplaces
- fitting internal doors that are tight to the floor preventing air movement
Poor indoor air quality leads to ideal breeding conditions for dust mites, they live in your bed and don’t have a separate toilet – you breathe in and asthma can be the result.
